I walked through a house last fall that stopped me at the front door. Not because it was beautiful — because it smelled like dog and the entryway felt dark and cluttered.

The sellers were great people. The house had good bones. But that first impression was going to cost them.

We spent one Saturday together — opened blinds, cleared the entryway, moved furniture away from walls, and swapped out a few light bulbs for brighter ones. We found a scented candle and borrowed a friend's area rug. Total cost: under $500.

We listed Monday. Had three offers by Thursday.

Staging doesn't have to be expensive. In Fort Collins real estate, buyers are shopping online first. Your photos have to earn the showing. And when buyers walk in, you have about 90 seconds before they've formed an opinion.

Here's what I always tell sellers:

Clean beats new. Bright beats dark. Sparse beats cluttered. Neutral beats personal.

You don't need a full renovation to sell well. You need to let buyers picture themselves in the home — not see you in it.
